02 · Life in Nyuh Kuning

Ubud, right on your doorstep.

Start the morning with coffee around the corner. Walk through the village and into the forest. Head into Ubud for dinner, then come home to your own pool and a quieter side of Bali.

Nyuh Kuning is one of Ubud’s most loved neighbourhoods, known for its traditional Balinese village feel, leafy streets and close-knit local community. The Sacred Monkey Forest is right next door, while cafés, restaurants, yoga studios and everyday essentials are all within easy walking distance. NOYA sits on Jl. Nyuh Bojog, giving you the best of both worlds: the energy of Ubud close by, with a peaceful village atmosphere at home.

03 · Made for living

Warm stone.
Open doors.

Natural materials, open living spaces and a private pool create a home that feels connected to the outdoors. Shaded terraces, generous windows and thoughtful layouts make everyday life feel easy and comfortable.

Tourism zoningPink ZoneNOYA · Nyuh Kuning

A prime location. The right foundation.

More than a great location.

In Bali, the land beneath a villa matters just as much as the villa itself. NOYA’s site has a Pink Zone certificate, a tourism designation that supports the project’s potential for guest rental use.

We can share the full zoning PDF and talk you through the project documentation.

The tourism zoning supports the intended use of the site, while operating permissions are addressed separately.

05 · Good questions

Before you take the next step.

01Is NOYA already built?

NOYA is an off-plan project. The villa images are architectural visualisations of the planned design. Ask us for the latest project status and the proposed schedule for the villa you are considering.

02What is the difference between the two villa types?

The two-bedroom villa has two ensuite bedrooms upstairs and a guest bathroom downstairs, around 104 m² of built space on 125 m² of land. The three-bedroom has a ground-floor master suite, two upstairs ensuite bedrooms and a guest bathroom: around 154 m² on 200 m² of land. Both layouts have a private heated pool.

03What are the prices?

The two-bedroom villa is quoted at $285,000 (5 billion IDR), and the three-bedroom at $395,000 (7 billion IDR). USD prices are approximate. Contracts and payments are in Indonesian rupiah; your transfer rate determines the final USD cost.

04Can I stay in my villa and rent it out?

The homes are designed for both personal stays and rental use. If you choose a rental manager, agree your personal-use calendar and operating arrangements with them.
